Summary of Work

Santiago Canyon College (SCC) is part of the Santiago Canyon Community College District and opened in 1985, with 2500 students.  A bond measure was passed in 2002 for renovation and new construction of the campus including a new 62,000 sf Science Center to accommodate the ever-increasing student population - it now stands at 20,000 - and an increased curriculum. SCC is among the top four of the fastest growing community colleges in the USA.

The $31 million Science Building project combines traditional lecture spaces with state of the art lab space, creating a comprehensive research and learning environment. The Science Center includes lecture classrooms, faculty offices and lab spaces for chemistry, biology, microbiology, zoology, geology, physics, mathematics, and astronomy.

The building design looks to the campus context, educational program uses and natural environment for inspiration. The campus is located within a valley. Views into the site from the surrounding residential communities above dictate that all new buildings on campus provide a roof form. The campus skyline is enhanced with each new building providing building profile and pedestrian overhangs. An architectural language of building parts consisting of roof forms, sunshades and burnished concrete block was developed from the new Library and Student Services Center projects. These elements are utilized to design cohesive campus spaces and define the outer edge of the buildings along the internal loop road

BEST Contracting was selected to supply and install many critical exterior building envelope components including waterproofing, glazing, roofing, metal wall panels and sunshades.

Our work on this project started with below grade waterproofing.  This was done using W.R. Grace Bituthane 400.  As the walls started to rise they were waterproofed using a Prosoco cementacious system.

On the roof top, BEST installed a standing seam metal roof system and waterproofed the large mechanical well using Neogard pedestrian coating.  The smaller mechanical well has a membrane roofing system installed on the horizontal surface and liquid applied waterproofing on the walls.

Glazing in the form of curtain walls and smaller windows used Viracon dual pane, low E glass installed in Arcadia frames with a clear anodized finish. Sunshades were added to every window consisting of vertical ½” thick aluminum perforated plates.  These shades were created in BEST’s metal shop and over 1 million holes were drilled using our AYXZ Panel Builder.

The patio roof was waterproofed using hot rubber and covered with pavers on adjustable pedestals.  Also in this area we manufactured and installed six custom glazed skylights.

Deck Coating

Waterproofing Large Mechanical Well
The floor and walls of this well were waterproofed using Neogard Pedgard. This fluid applied elastomeric coating is seamless, sustainable and slip resistant.

Standing Seam Panels

The standing seam roofing system is the SpanSeam system installed by BEST and supplied by AEP Span.

Aluminum Composite wall panels are used in many areas of this building including the stairwell and around the perimeter at roof level.
Small Mechanical Well

The floor in this well was waterproofed using  traditional roofing comprising of a modified bituminous system.  The walls were waterproofed with a liquid applied elastomeric system.

 Sun Shades

Vertical sunshades were fabricated and installed by BEST.  The over 1,000,000 total perforations in ½ aluminum plate were drilled using our AXYZ Panel Builder.

All glazing on this project was done using Viracon double pane low-e glass in windows, skylight glazing and curtain walls.

These skylights were custom formed using Viracon low e-glass and Arcadia frames.

Patio Deck
The patio deck was waterproofed using a hot rubber system.  To create a traffic surface pavers were installed supported by pedestals.
